Property in India carries two problems these tools address. Why does one bigha differ from state to state?
Bigha, katha and biswa are traditional units that were never standardised nationally. A bigha in Uttar Pradesh, Bihar, Rajasthan, Punjab, West Bengal and Assam are all different areas. The converter asks for the state for that reason, and always shows the square-foot equivalent so you can verify against a registered document.
Are the construction material quantities exact?
No. They are standard estimates using conventional mix ratios and dry-volume factors, with wastage allowance. Actual consumption depends on your mix design, site conditions, workmanship and material quality. Use them for budgeting and cross-checking a contractor's estimate, not for structural design.
Does the rent vs buy tool include stamp duty and registration?
Yes, as an input — it defaults to a typical combined percentage but rates differ by state and by buyer category, so you should replace it with your state's actual rate.
